I think the timeframe is 30 days since Airbnb prevents rental longer than 30 days because if longer than 30 days it requires an eviction to remove a guest / tenant that became a tenant after being a guest first.

Do have a point but there is many things he can do according to Nevada law any illegal activity on said property he can have her out in 3 days easy peazy.
