I'm not disagreeing with what you are saying if you are looking for a pro. UTR (whatever that term really means) or the green SBs want rapport. And they are definitely worth the effort b / c they are so much better than some "amateur" escort. The low volume SBs require rapport. The high volume ones will start throwing around terms like "PPM" right off the bat. Easy pass when they do that unless I'm in a pinch and I'm short on time and just need some action.

Your response rate is that high? I have a lifetime response ratio of 1/15 tops BUT that 1 almost always results in 2 or 3 trips to the FC.
