Jeast, That math simply doesn't work. Any LL knows they'll be gone in a heartbeat if LEO gets involved. With no collateral, or a solid credit rating, the LL isn't getting paid for the balance of that lease, or possibly even the current term.
The ONLY way I see that happening is if the owner is desperate for the monthly rent. And that would have to be in a depressed area. The LL won't get away with it in a more affluent area. The other tenants begin to react pretty quickly to that.
Best advice?: Look for vacancies adjacent to nail salons. You can fly a bit under the radar. Many nail salon owners are already in the game however, and snap those up pretty quickly.

So, I'm looking for a different kind of unicorn here. Several of these ladies have me looking for available locations to open new AMPs but their criteria is not really realistic. They want something that costs around $2500/ mo or less, that is in an area where there is money (upper middle class or, at least not slum), not much crime, where there is a landlord who doesn't require a stellar credit rating to lease, a business license isn't absolutely necessary, and where LEO isn't too tough on them. I've tried to educate them on how demographics affect these things but, even if they compromise, the credit check is a huge hurdle because many of them don't have any real credit history. If anyone knows of a retail or private office location that might lease to them without a great credit rating in a not too bad area, I'd appreciate a PM.
