It would appear to be a legitimate new AMP, I was able to find a listing on Google for it as Asian Massage Spa. The address listed is a building with three doors, apparently suites A, B, and C. Suite A to the left is an auto sales business with appointment only hours and suite C to the right is the pet grooming business. The door in the middle, assuming suite B, with the only possible sign that I saw yesterday was an LED sign in the window that was turned off, probably the usual "Open / Massage" sign you typically see at AMPs. It would appear that they have been advertising ahead of their actually opening, which when texted they said is today.

Texted the number for Asian Massage Spa on Johnstown Rd to ask if they were open today, took about an hour before I got a response saying they were open now. I was already in the area and decided to go check it out. It is the middle of the three doors, Suite B. They asked $70 for an hour, definitely too much for a newly opened AMP, but I was already there. Massage was not good at all, but the menu made up for it. I cannot say if this was a one-off because they just opened or if the offerings be the normal for this place. Anyway, I have far more details but will only consider sharing with senior members in PMs.

A few of the pics are of a girl who went by Jazz or Vanessa or Nessa; was in Columbus a few years ago and then relocated to Vegas. Not sure if all of the pics are her. I also did a walkup after hours and this is kinda strange when I looked around the address.

Stgames, adultsearch, and bodyrubsmaps all have identical ads if you Google the phone number.

Google search of address gives a pet grooming place that seems totally legit per many numerous yelp / Google reviews from multiple legit reviews (unlike the 1 or 2 per AMPs).

AAmps usually use a nearby address of their true location but their ads are much more explicit with photos and services, This ad is typical of your traditional rub / tug walk in place.

Also wondering, though kinda farfetched, if someone is catfishing or gaslighting the grooming place or maybe even this forum.

Was going to try today but there were no signs, guessing which door it was but it was locked. Texted the numbers and was told the address is correct but they don't open until tomorrow. Might try again.

Yeah, there are more things in that ad that make it stand out, but I'm not saying what they are, on the chance that whoever is posting them is reading this site, to try to figure out how to make a believable ad post on STG. LOL. That ad gives a really strong "How do you do, fellow kids?" vibe.
