I'm not looking for one and done either, but obviously that happens. DC is such an imbalanced market with high ppm asks from so many that don't warrant it. Then, for the much smaller group who are serious, not jaded, and objectively hot, they're inundated. I'm talking to a few standouts who breathe just enough life in the convo for me to stay in the hunt, but I'm clearly tier-2 atm. But for each one in this smaller group that I've landed as an SB it was from playing the long game. Being respectful, patient, never pushy, consistent, reasonably generous, listening when they start opening up, and having great sexual chemistry are hallmarks of what made it work. I also think it works when they realize how important these qualities are vs. strictly getting the highest ppm being offered.

All 3 are deal breakers for me, but she quickly went to $1 K, so figured I would meet her and continue to negotiate. My goal was $750, no covers w / testing, and meet between Ashburn and Tysons.
