- Too explicit. Scam / sting.

- Really bad grammar / spelling (not bad ghetto spelling, just really bad not English as a first language writing) - fake / scam.

- Too low. Sting / scam.

- I don't believe in too good to be true, there are some stellar looking providers out there but step back and think with the big head and consider all the clues. Then tread carefully.

May not apply to this specific ad, but do the following:

-reverse image search images.

-google phone number to look for postings in multiple locations / cities or ZERO history can also be a flag.

-text her from burner number, dial in via convo to what area of town (so you can plan travel time). Scammers will dodge or be generic. Ask for a quick verification pic when you feel like it's close to being nailed down. Scammers will always get pissed or have a broken camera. (some legit won't do this, welcome others advice here).

All good advice. I identified this as fake from the first few words of the headline. If you can't pretty quickly spot fake ads like this, be extremely careful until you get some experience under your belt.
