Very likely fake or, at best, a craphshoot where you'll walk into an old lady's den. Ads here that just specify "northern Virginia" without being more specific are a red flag. Then, if they're advertising a whole host of services "BBFS, bbj, 69, etc" that is usually a TGTBT situation.
