Housing values are very high there now. Crappy 1920's frame bungalows are 200,000. 00 and up. I wouldn't call that area affluent either, but take that for what it's worth.

Housing values are high everywhere and coincide with it's neighborhood. Therefore, it doesn't mean much about the city as a whole. It has come a long way in the past several years as it attempts to emulate the likes of Royal Oak which draws attraction for it's nightlife and restaurants. But I don't see Ferndale becoming an elite city because it still borders Detroit at 8 Mile.

Since when is Ferndale an affluent suburb?. Other affluent suburbs would be Troy, Rochester Hills, Grosse Point, Bloomfield Hills, West Bloomfield, Birmingham, and northern Shelby Township. All of which have spas in their towns.

But the area north of 9 mile on the west side of Woodward Ave does get much better in housing quality. This is especially true for homes abutting Pleasant Ridge.
