You're correct. That's the one. Drove by the one further south (the second Peony) a couple of weeks ago and it's no longer there. My other problem with the on 6th Ave and 3rd is that the entrance is right on 3rd, which is a very high traffic area. You park beside the building and then walk past a couple of other doorfronts before you get to this one, with cars whizzing by during the day.
