Re: deposits, I'm sure some have but I generally wouldn't count on it. It's considered a no no. The only way I would even consider is with a well established highly rated person who's been around a while. I also don't pay till after the deed. They want it up front, I'll generally walk. Especially with someone new. If someone is reviewed a bit I might offer to keep it out in the open but no takesies until deed is done. We generally can come to an understanding. They get ripped off too, especially since that motion picture money has come out. So I get it, but if they aren't willing to budge, I'll say have a good day and leave.
