When it was $250 to $270, I was going every week or every other week. At $340, I don't feel the value. This is probably because I speak portuguese and spanish and know where to get a fit girl with an amazing ass in So Paulo, Rio, or Medellin for only $50 to $75. I had a uncle who was a middle school janitor, he probably brought his house for under 80 k in the Bay Area during his time. Today it is worth close to 2 million.

I wouldn't recommend buying a house now, but buying a house works for reasons they don't teach in school. My mortgage is $1500 for a place I'd have to rent for $3500, because rents have increased that much since while my mortgage has not and never will. I can move out any time and rent it to someone for $3500 and downsize when I retire and travel. In 10 years I'll charge $4500 while my mortgage is the same and then suddenly zero. Total interest paid doesn't mean what you think and this is the most important thing I was taught. I could pay off my mortgage in cash now and "pay no interest" but that would be a very bad move. The bank is loaning it to me at 2. 75% and I keep the balance in stocks instead of paying off my mortgage. It doubles every 7-10 years. I've been in stocks for 22 years and the S&P has doubled twice and then some since then. I would LOVE to pay more interest on a new loan if the bank would be dumb enough to lend me money at any interest rate under 5%. Sorry for the rant but this is the same advice I give to my kids and others. Both the difference in rent and average gains from stocks are more than I need for this hobby. I have no choice but to give away the rest to relatives. I didn't discover something new, rich people taught me this when I was a child. It's finance 101.

Just got done visiting Poppy to confirm it's the one I saw on a business trip east side. Same girl but totally totally pictures being used. Do the math with interest rate now, by the time you paid off with 30 yr interest, the house value will be less than the principal +interest you paid. So, money to me is money, value is value. But for the value proposition I travel monthly to Tijuana. Less than 2 hours flight midweek on Frontier to SD for $38 roundtrip. Two nights at a 4 star hotel at $75 per night. Three one hour teen agency chicas bare everything sessions at $130 per visit. Craps at the casino which has often paid for the trip. Amazing street tacos, and a trip to the Rosarito beach one day for lobster tacos and to stick my feet in the Pacific.

+/650 all in for three sessions, flights, food, lodging. I count that as a monthly 'retain my sanity' therapy session.
