So this report is a YMMV one. It could be that I read so many fabulous reports that my expectations were unrealistic.

A few days before our dream I contacted her with references that she checked out and a day later I was approved. Confirmed the appt the morning of. Then about 30 minutes before time I asked for address. She was going to be a bit late, but good communication so not a problem.

When H is as pervasive as it is in our hobby, avoiding a provider user has become nearly impossible.
