Architect/surveyors/permits/contractor start-up fees and cistern-foundation. Darndest thing about homes in the Caribbean is the fact that they require a cistern (a large underground water collection system about 8-10' deep with a water capacity of about 38,000 gallons) and a pretty serious surrounding foundation. It's a lot of concrete and it alone accounts for about 10% of the total build cost. The bank wants to see progress and commitment before they start the cash infusion.

It will be a painful 12 months before we start the build process but it is our dream and I have to unfortunately cut out my expensive habit. A $50 qv here, $100 UTR visit there, it adds up quickly. Thankully we have disposable income but now almost all of it needs to go into saving for the start of this project next year.

Ill still be lurking and may see a cheap $40 bang every now and then but I think I'm hanging up the towel. My once a year trip to DR will of course continue! Cant beat the value down there.

I wish you luck but it is really not a good time to be trying to go into something like that. This economy is still in pretty bad shape and housing is shit. You're better off waiting until things are better again.

I think my father is still building a house down there or he may have sold it though as all he could afford to build was the foundation of the first 2 floors. LOL. Be safe down there though, don't let that "American Paradise" slogan fool ya. That place is full of murderers and theives. I got a brother that got killed down there 6 years ago.
