I do some real estate investing and have often wondered about the business model of buying condo or townhouse (I'm from Atlanta and there's tons still available at foreclosure prices) and then finding a bunch of sugar daddies to use as an FC. The "rent" would be much less than a hotel and there would be no paper trail except Paypal statements. The things I haven't worked out in my mind are schedule and access management, keeping the place clean and neighbor problems with people traffic.

Maybe a lockbox with the key that I can change the access code to every month.

Maid service once a week to do laundry and the SD is responsible for changing the sheets and towels and cleaning up after themselves (kind of iffy).

Maybe a little ranch house instead, but more difficult to find in the desired price range in a nice neighborhood in Atlanta.

There was a movie in the 60's about 4 guys sharing an apartment and a girl... Trying to remember the name of it. One of those sex comedy romps, with no sex, popular at the time.

How to proceed? It seems as if she's agreeable to $100 a visit and she's smoking hot 19 year old.

I have a 2 BR house which rents for $650 / month. I'm not sure what the utilities are costing the tenants but call the monthly expense $1000 including occasional maid service. That breaks down to $33 / day. A 3 Star Notel I use for my ATF costs $50 with plenty of privacy, an owner who looks the other way when pocketing the cash, and we walk out with the bed a mess. I don't see a big advantage unless the per diem cost is a lot lower.

Lots of home locks now are key-pad or blue-tooth based and keep an audit trail. Looks better than a lock-box, and you can determine who the last SD was that didn't clean-up.

Perhaps take bitcoin rather than paypal. Less of a trail if the SD has kept his bitcoin wallet "clean".

The difficult part in your proposal is vetting the SD's.but otherwise I like it! .

Had an arrangement like that with some buddies. They would use it to meet up for poker games, watching sports together, and fucking young mistresses and MILFS (I assume). That was before it was so easy to track everything and get caught. Those were the fucking days (pun intended)!

Quality is a relative thing. It can be quantified. It can be measured. But in the bowl. Maybe not so much. It is more subjective. More about what you like and don't like. And those things can change. I bring this up. Since I am having a quality thing staring me right in the face.

I got contacted this week by a POT off of SDforme that looked on paper really good. She did not have a photo up (which can many times be a good thing shows real discretion). She had a nice simple profile. We started chatting on text and having a real good conversation. She signed her texts with the word "Ariyana" I had to look it up. In the urban dictionary (not a good sign) but I am an optimist. The definition is "The Prettiest girl with the best personality. She is the center of attention and you always notice she's in the room. She is definitely not shy or never intimidated. She is strong with a big heart." So I thought wow look what I have here.

Then I ask for some photos. She sent me several. Lets just say her interpretation and mine of the definition above are totally different. She is not bad looking but not that great. Cute but only soso. I would give her a 7/7. And the attitude was even worse maybe a 6. She became non responsive after a while. Started asking for lots of material things. And so I thought I am not interested any more but I will play. I offered her 100 and she said her bottom limit was 150. Not too expensive but not quality. Why bother. Why go through the aggravation. I don't like braggars, especially when they can't follow through. I don't like nasty attitudes. If she was cute but had a really fun and funny personality, super sexual and adventurous, I may give her a spin. But there was no reason. Plus she may be some kind of UTR who knows. I will never find out. Now compare to my current setup:
