Everything you are asking about is answered in the posts / reports here. Read those reports, and not just the first page. It will be MUCH more helpful to you than asking out of the blue for answers that are right in front of you. LOL.

Has anyone seen Amazing Grace lately. I reached out to her this morning and there's been no response, she was always quick to respond even when with a client. Just wondering if she is still around.

Agreed, you were thinking with the lower head. even in the more expensive markets like san francisco and new york, that's a little high.
