My best guess for the ridiculous spike in rates we are seeing is because demand is super high and supply is low. Yes there are a lot of posts on STG, but how many of them actually respond? And even if they do, how many more are ghosting. By the time we get down the list to someone that is of this level of quality many people just want a nut and go get it.
