Parking in that area generally sucks. I haven't used FEC for many months so I don't know what the current parking situation is there. Because of the stay home order I don't know if it's worst now because most people are home. Or there could be plenty of parking near the area because many of the residents are / were students and they went home to be with their family because of the stay home order.

I don't know if the gate situation has been fixed.

I was there early March, the street parking was horrible. The booker recommends parking in the lot where the local businesses are. You have to go buy a drink and get validated so you get out of the lot without a problem, luckily for me the lot was open the entire time so no validation needed. As for the gate, it was still broken. Probably spent 5 minutes waiting for someone to tail in. I just don't like having to "tailgate" someone with access to enter the premises. Is it true that there is a gate access issue with fec? I have visited only once and had the opportunity to tailgate right away on getting the green light. But what happens if you have to wait for indeterminate time? You could be late for appt in addition to raising suspicion for loitering.
