The first room by the back entrance is wide open (walls are well short of the weird high angled ceiling), and you can hear everything. The tiny room that is right on 99 is like a shoe box with the annoying sounds of road noise. I would recommend River or Ocean 3 just for the layout advantage and room privacy any day over this place. I think it gets a decent amount of traffic due to the very discrete parking lot in the back and the back entrance.
