Mamasan is probably older Chinese lady in the 40-50's. Yes the surrounding area is quite strange as it is mainly a warehouse area, inside looks retail though with rooms. All the times were at night so it wasn't obvious to the surrounding area, as behind is a metrolink train station. This seems to be another C-Org, just located in a different type of building. They usually host in homes / apartments and hotels.
