I would treat this as any other renter and forget you know her and how. Run credit and employment checks (assuming you do that) and if if she meets your minimum requirements then rent to her if she don't then don't rent. Don't bend your rules.

It just doesn't seem prudent to have business dealings with these ladies (beyond the obvious, of course).
They are in a profession rife with mental instabilities, drug and alcohol addiction and possibly a slew of other unhealthy behaviors.
But, if your potential tenant has truly quit and has legitimized herself, then I would go ahead and subject her to same conditions as anyone else.

You will be open to sexual harassment charges of major proportions. It would be like this, "He said he would kick me and the kids out if I didn't suck his dick. " Hundreds of thousands of dollars are at risk as well as possible criminal charges. But it might be a great and wonderful experience for both of you. Only you can decide.

You do not want your ability to evict to be compromised by any other "negotiations" or consideration. And that does not even begin to scratch the surface of the problems you might face if any illegal activity takes place on property you own.

BEST case scenario: you could find yourself ripped off. And then you'll have no recourse as your hobby will inevitably out itself if you pursue action. Worst case scenario: you could find yourself in complicity-based troubles depending on what this chick decides to do. Bottom line: if she provides for you, KEEP IT AT THAT.

Could not agree more. Had a provider I had been seeing for a couple of years. She got a little behind the eight ball and her car was re-poed by the bank. To help her out, I bought her a good used car to get back her her feet. Next thing I know, she is on her way to florida, in the car I bought her, with her boy firend, never to be heard from again.
