I think I want to make it a challenge and go a step further and see how long I can hold on to her interest. I have a few good ideas but they'll involve a deadline.

Let me present a possible scenario. Indyguy, who seems to have the upper hand at the moment, meets with the mark and accomplishes what he can, then mentions he'll be out of the area for several days, for business. This gives the others a chance to score the first date with her.

Before he returns, IG drops plenty of hints about a long term, lucrative arrangement. Perhaps as a paid property manager, for his several properties around town. Perks include an upscale furnished apartment, company car and a very reasonable salary. Her only duties are to call maintenance if there's a problem and to visit the tenants each month to pick up the rent, most of them pay cash. They are all good tenants who always pay on time.

Set up a meeting at a good restaurant to finalize details etc. Once at the restaurant, let her know a few of your tenants will be dropping by, so they know who to give the money to. Then have everyone show up, including NotDave.
