I'd believe either one.
Obviously in negotiations the buyer lowballs and the seller highballs, so it's Most likely somewhere in between.

She certainly has some big spenders from out of town and is currently off market. She has a decent real world job and doesn't waste her time with anything below 600. She seems to have gone up quiet a bit. 300 ppm back then and didn't want to leave. 4-5 hrs each visit we had but she loves adventure. Anywhere and anytime and it seemed the more daring the better.
