I often think I should do more OTC and go for those great times. But the fear of the bad keeps me mostly preferring ITC.

You spend all this money on a new building and you don't account for covered valet area? I would not go to this club between November and February for that reason. I also would go other times of the year when it is raining out. You can walk in and they are happy to see you and know that the supply (peelers) is high and the demand (customers) is low. They say it is dead in here.
