Hip Hugger or Holy Cow
Stopped by on my way thru town since I hadn't been there for a while. I think that the Hip Hugger needs to change its name to Holy Cow. These girls were so big I don't think you could find their hips. 5 girls and not a thin one in the place. Looks like Hugger (at least tonight) was the place for BBW fans. But you only get the first B and the W. Beautiful was not present.

Day shift. Pretty much the same girls for the last year and those are hit and miss expect to find anywhere from 3 to 9 dancers working.
On a sad note Donnie passed away last week from a short illness. Not Don the owner but Donnie.

Lots of great memories at the ole Hugger in the late 90's through 2015 ish. Dancer quality has declined, local economy in the dumps and the owner is 90. Sad to see.

Asking price is pretty high so it might be on the market for some time.

When Crawfordsville SC was for sale (for 20 years, for $1,000,000) I offered Warren $300 k once. He laughed at me and said he'd rather do what he was doing, sit at a table every night drinking bourbon, watching tits, and getting paid. No idea how much Coyote ended up paying for it but it was probably too much.

Those left and figured they could do better on OF and whatever private arrangement they could make. Still the normal fun but the rift raft-raft is gone so the place is cleaned up a bit. This is the last club in Kokomo so we don't need bad stuff shutting it down.

Did it sound like the price only includes the land, building, improvements and liquor license but not the business itself? If the purchase price does not include the trademark on the business, what is to stop the seller from taking the money and opening another Hip Huggers somewhere else in town and suing you for using the name Hip Huggers? Unless you wanted to buy the trademark in a separate transaction I guess but I wouldn't want the real estate without the trademark unless I felt the real estate by itself was worth 2. 2 million which I doubt. If anything, I could see someone buying the trademark and signing a long term lease for the building and just operate as renter and possibly buying the building at the end of the lease.

He isn't going to open another Hip Hugger. The asking price et al, should be considered a starting point for a negotiation like any real estate deal.
