You are definitely on to something here. I would even say 4-5 visits is on the more generous side; 2-3 if they are a pleasant experience, of course there are very few exceptions. One and done if visit was par or subpar.

Over the years I've taken probably more losses than wins, and this forum has provided me the ability to gain some knowledge instead of going in blind (though I must say, I usually end up TOFT). Mongering has it's thrills, but if you can weed out the bad apples from the good, why not?
