I believe gentrification has been slower to go past western because the puerto Rican community doesn't want their neighborhood yuppified as they put it. If that did happen at least it take care of the gang problem or at least just get it out of the area. I know the area where I grew up there was constant shootings and drivebys then slowly rents went up and people started selling their houses and condos went up and the gang in control is almost extinct. The one I was in is slowly disappearing as well, its larger but it will happen.
That place isn't in Humboldt Park. It's across the street from a flippin comic book store in Bucktown. IMO it's one of the better AMP places in the city.
