Where my shop is it runs $4-$5 per square foot by the time you include CAM fees, and I'm not in West LA. Where Goldfinger is it's probably more like $5-$6/ SF. I've never been to Goldfinger but it sounds like a smaller space. Maybe 1000 SF. So their rent + CAM is probably in the neighborhood of $5 - $6 K. Laundry. Shit, that's a tough one. With 40 "clients" a day, that's 40 sheets to be washed. You can get 5, maybe 6 if you cram, sheets in a washing machine. That's at least 8 loads of laundry a day just for sheets, and you still need to wash towels. An hour wash cycle and an hour dry cycle, and you're lucky if one dry cycle gets your load of sheets dry, so you're looking at that damn washer and dryer running every hour of the day that you're open. Then you have to fold all that shit and put it away, and that's more labor intensive than you think. At my spa we use a linen service (my spa is legit, so we use 2 sheets per guest because everyone is draped). That costs me around $2 k / month. If we washed in house we would need two sets of machines, plus labor to do all of the laundry, plus maintenance on the machines, detergent (adds up quickly), and utilities to run them. Most smaller storefronts don't have a gas line, so you have to go with electric appliances and that shit is expensive to run. My electric bill is over $1000/ month. So in the end, my $2 k linen service costs about the same as what in-house laundry would cost (we still wash our own towels in house, and that's a full time job in itself even without having to deal with sheets). And then there's replacement costs. You can only wash stuff so many times before it starts falling apart. Towels at my place last about 2 months.
This is why I don't trust MPs to be properly washing their sheets. Most don't have the resources to do it right, unless they have two washing machines and two dryers and a full time person tending to them. They're most likely cutting corners, running short wash cycles etc.
They're still making money, but the truth about most of these places is the "owner" is a shell owner / pawn for the real business owner who is likely somewhere in Hong Kong outside the reach of law enforcement. The shell owner sends most of the cash overseas, and if he gets nabbed by LE the real owner just finds another pawn. They can make decent money but most aren't getting rich from running these places.

You always get what you want there, usually from an older Asian provider. I've never had anyone negotiate or even mention tips there so that part is new to me. Fairly recently, Downey Massage in the next strip mall over closed down and a lot of their Latina providers ended up moving over. They didn't have Latina providers until a couple years ago, and the ones I've seen there have been young and smoking hot. I rarely get up that way anymore but when I do now I make sure to ask for a Latina.
