Gangbangs are a lot more work for the ladies than a regular date. Might be the reason for the upcharge. A regular date normally isn't nonstop action unlike a gangbang.

Actually it's just a little bit more than that because there's 26 weeks in a year. That said, fat chance of making that happen every month, let alone every week.

You're absolutely correct about it being a cash cow. Some small houses that were refurbished running 8-10 guests ea paying 130-150 per week. The math on top end is $6 k per month. Wouldn't be surprised if there was a ton of regulations, inspections. You would also need to find certified staff. I'd be interested in the startup costs if you've already run the numbers.

Depending on how you structure it, some or most of your funding will come from government-funded programs, which means even more oversight. And ethical standards to be met, with a single complaint from a resident being enough to lose your permits, shut you down and / or subject you to fines and / or litigation and / or incarceration. Think of the news stories we've all heard about a case of sexual impropriety sending some supposed help / aid operation into never-neverland.
