Probably strictly therapeutic
My informed guess is that this is strictly therapeutic with no extras available. The building is home of a service called Massage Sanctuary. AFAIK they don't have a web page, but you can Google for "Massage Sanctuary Acton MA" and get quite a few links. Massage Sanctuary sublets rooms to independent masseuses who don't have their own place. These masseuses coordinate their schedules so that they actually share the same rooms. There are also some independent massage therapists in that same building, and they do have their own rooms. I know of a few masseuses who are there, and they are all strictly legit with no extras. Also, a friend of mine who is going to start there said the walls of the rooms do not go all the way to the ceiling and you can hear some of what goes on in adjacent rooms.

Strange ones up in Peabody
I've been browsing the CL casual encounter ads. Most of the are fakes. However, I did find 2 real ones.
The first, who goes by the name, Lois, wants to meet at a 7-11 in Peabody, have me get into her car, and she drives to a quiet place and offers a HJ. Nothing else. No touching. No BJ. She's asking. 80.

Another real woman from CL
Being summer and with some time to kill I tried to look in CL again and I encountered a real woman in Burlington / Woburn (these cities are practically the same thing to me).
