Were it that way, the owners of Fedex and UPS would be criminally responsible for the drugs and other contraband that get shipped that way and the phone company would be liable for all the defamation and harassment, and hotel owners would be responsible for prostitution despite their honest ingnorance of it.
Criminal responsibility for any serious crime requires two things. A forbidden act and an improper mental state, an intention or a knowledge of certain circumstances. Lawyers call those two things an Actus Reus and a Mens Rea, and until they come together, there is no crime. Knowledge and intent are usually proven by circumstantial evidence of that knowledge or intent, unless the defendant is dumb enough to have said it out loud to a witness, to have been wiretapped saying it, or has made a statement to the officers.
No, some contract isn't enough for the owner to walk if the circumstances establish his guilty knowledge and intent, and in fact, such an agreement just might get shoved up his tailpipe in court as evidence of his knowledge and a flimsy attempt to circumvent the law.
Some serious crimes in some places don't require a Mens Rea, like statutory rape in a few states like Florida, New York and Utah, and it's seldom required in minor traffic and regulatory offenses, but for heavy-duty crimes in general, such as pandering, it's essential.

Sunkiss surprises me because though I've never been there I've always known it to be legit.
