As of late I simply leave 120-140 on the table after the shower and see what reaction I get. 120 always starts negotiations while 140 slides by most of the time, 160 I hardly ever hear a word. Any griping over 160 I consider GPS and becomes comparable to Agency rates once the house fee is included so unless it's exceptional I would walk.
