I think most will find the management & staff at 1021 to work hard for a customer-friendly experience.
You may not always earn a GFE experience, but most staffers are friendly. Often funny and if you invest a bit in conversation with them they will reciprocate. But, the street parking there is just marked off, it's not individual spaces, so length should be fine. Same goes for Smilers. 1021's street parking is also not individual spaces, but the area is a lot busier so you would be hard pressed to get parking.
For Mineral, you might be able to park on the side or behind the building.

Smilers has a parking lot and is no worry at all. You just park and go up the stairs. 1021 is on a busy street, but there is generally free and available parking. The neighborhood is populated by mostly Dominican Republic immigrants, so they will leave you alone. You look for the door covered with posters and the address. It is very inconspicuous. Then you walk upstairs. If you park on a side street, it is just normal urban houses. Of the two places, I prefer 1021.
