My experience with her is the same, I've had positive experiences actually overall. You just really have to follow all of her rules, which on the grand scheme of things, is just organizational stuff. Once you do that, she's actually not that bad, but if you do deter from them, she can be a little excessive. As always YMMV, but I've had good experiences overall.

She recently changed locations to an actual storefront, I'm not sure how that would affect your interaction with her, but I've only ever seen her at a private residence.
